The problem
The tenant moved out on a Friday and the next lease started nine days later. The walls had nail holes and scuffs, two closet doors no longer closed, and the kitchen and bathroom needed a deep clean before the property manager could show the unit.
What we did
We walked the unit with the property manager on Monday morning and agreed on one list with a price for each item. Repairs went first so the painters and the cleaning crew never worked around each other.
Patched nail holes and two dents in the hallway drywall
Rehung and adjusted both closet doors, replaced a broken bifold track
Painted the walls in the landlord’s standard color
Deep cleaned the kitchen, bathroom, appliances, windows and floors
- MondayWalk-through with the property manager, one priced list
- TuesdayDrywall patches and closet door repairs
- Wednesday to ThursdayTwo coats of paint in every room
- FridayMove-out deep clean and final walk-through
The result
The unit was ready for photos on Friday afternoon, four days before the new tenant moved in. The property manager approved everything from one list, and the same scope is now the standard turnover checklist for the building.
